Viewing trips

Three days, three towns, and someone who can tell you what the roof will cost.

You can look at photographs for a year and still not know whether you want to live there. Three days on the ground answers it — and answers it better with a geometra in the room, a notary at the end, and seven other people asking the questions you had not thought of.

€1,200 a person. Eight people maximum, and we run it with four. Flights and hotel are yours; everything in Italy is ours.

The three days

Day one

The town everyone has read about

We start with the famous one, because you need to see it to stop thinking about it. Six or seven houses, the comune office, and the scheme rules from the people who administer them rather than from a newspaper.

Day two

The two nobody has written about

Half an hour away, the same houses cost less and the town has more people in it. This is the day that changes most people's shortlist, and it is the reason we do not do single-town trips.

Day three

The numbers, on a real house

A geometra walks one house with the group and says out loud what it would take to make it habitable. Then an hour with a notary: what a proposta commits you to, what the taxes are, what happens if you walk away.

In the €1,200

  • Every viewing arranged and confirmed before you land — typically twelve to sixteen houses across three towns
  • All travel between the towns, in one vehicle, with us
  • A geometra walking one house with the group and saying out loud what it would cost to make it habitable
  • An hour with a notary: what a proposta commits you to, what the taxes are, what happens if you walk away
  • The comune office, in person, with someone who speaks Italian — the scheme rules from the people who wrote them
  • Dinner each evening, where the conversation is usually worth more than the day

Not in it

  • Flights, and the hotel — we book a block and send you the link, so you pay the hotel directly at their rate
  • Lunches, and anything you drink that is not at dinner
  • Any fee to anyone if you go on to buy: we take nothing from the seller, the agency or you

Dates

Tell us which one, and we will arrange it.

We arrange a trip when enough people want that one — the van, the geometra, the notary and sixteen viewings are booked around the group, not before it. Putting your name down costs nothing and commits you to nothing; it is simply how we decide which of these actually runs.

The honest bit

A trip runs with four people and takes eight. Below four we call it off and every deposit comes back in full — we would rather refund you than run a thin version of it. We take €300 to hold your seat and the rest six weeks out, so you are never far ahead of us.

We are not agents and we do not sell houses. If you buy one after a trip, nobody pays us a commission for it — Buying Support is a separate thing you can choose, or not.
