    The offer letter — proposta d’acquisto

    In Italy an offer is a document, not a phone call, and once the seller signs it you are both bound. This is the one to send, in Italian, with the English beside it so you know what you are signing.

    The notary checklist

    The notaio is a public official who works for the transaction, not for you. They will check title. They will not tell you the roof is off. This is everything that happens around the deed, in order, and what each thing costs.

    The builder quote request — richiesta di preventivo e capitolato

    Italian builders quote in whatever shape suits them, which makes three quotes impossible to compare. Send all three the same list and they come back in the same shape. In Italian, because a builder who has to translate your email will not answer it.

    Codice fiscale and the bank — the two things to do before you fly

    You cannot make an offer, open an account, sign a deed or connect electricity without a codice fiscale. It is free and takes twenty minutes if you know where to stand. The bank takes longer, which is why it comes second and starts first.

    The calculator on the site, but yours to edit: change the price, the floor area and the condition and watch the real number move. A second sheet compares three builder quotes line by line; a third is the timeline of when each euro leaves.

    Not the things that stop the purchase — the checklist covers those — but the things that make people who completed say “nobody told me”. Read once now; read again in month three.

Why it costs £49

Because the alternative is finding out at the notary's desk.

The registration tax minimum alone is €1,000 on a €1 house. A survey condition left out of the offer costs the caparra. A builder paid in cash costs the 50% renovation bonus. Every one of those is in here, in the order you will meet it.

What do I actually get?
A private link, emailed the moment you pay, to six documents you can read on any device and print. The cost model downloads as a spreadsheet that works in Excel, Numbers and Google Sheets. No account, no app.
Is this legal advice?
No. It is the set of documents a person who has done this would hand you before you started, with the 2025 tax figures and the places to check them. Your notary and geometra remain your notary and geometra; the kit makes their time cheaper.
Is it for €1 houses only?
No. The offer letter, notary checklist, bank walkthrough and quote template are the same for a €5,000 rustico or a €60,000 townhouse. The scheme-specific parts are marked.
What if I then book Buying Support?
